    Frequently asked

    Where do these prices come from?
    From INE, the national statistics institute. The sale value is the median price per m² of homes actually sold in the last 12 months, computed from IMT (property transfer tax) filings with the tax authority, not from listings. Rents are the median of new rental contracts reported to Finanças (the tax office). The bank appraisal comes from mortgage applications. These are the most reliable official figures that exist for Portugal.
    Why are these lower than idealista listings?
    Three reasons. First, these are transaction prices, what homes actually sold for at the escritura (deed), and listings almost always ask for more than the final price. Second, it is the median of every sale in the last 12 months, including older homes away from the centre, not just the renovated 2-beds at the top of search results. Third, listings show today’s for-sale stock; the median shows the whole market.
    Why is there no rent figure for my municipality?
    INE only publishes the median rent when the municipality had enough new contracts in the period for the figure to be statistically solid (and to protect confidentiality). In small concelhos with few new rentals per quarter, the cell stays blank. Sale prices have the same threshold, but since there are more sales than new rentals, fewer municipalities are missing.
    What is the bank appraisal and why does it differ from the sale price?
    When you apply for a mortgage, the bank orders an appraisal of the property; INE publishes the median of those appraisals monthly. It is the freshest indicator available, but it measures something different: only credit-financed purchases enter, and the appraiser estimates the property’s value rather than the negotiated price. Use the sale median as the market reference and the bank appraisal as the most recent trend signal.
    How is the gross yield calculated?
    We divide the annualised median rent (rent per m² times 12) by the median sale price per m² of the same municipality. It is a gross indicator: before IMI (property tax), condo fees, works, insurance, income tax and vacancy. Use it to compare municipalities with each other, not to predict the real return of a specific property.
    Can I use this to value my home?
    As a starting point, yes: multiply the usable area by your municipality’s median. But the median hides huge variation inside the concelho itself, by parish, condition, floor and view. For a serious valuation, compare with actual sales in your area or get a professional appraisal.
