How this works
The annual rent update is simple arithmetically and sensitive in practice. Where the lease does not set another regime, the annual coefficient published by INE in Diário da República applies. For 2026, Notice 23174/2025/2 sets the coefficient at 1.0224. This tool multiplies the current rent by the chosen coefficient, shows the new rent and, if you enter the notice date, helps identify the first rent payment that can be updated after the minimum 30-day notice.

Choose the published year
INE calculates the annual coefficient and the notice is published in Diário da República by 30 October. This tool uses the official coefficients already published for 2024, 2025 and 2026. The 2027 coefficient had not been published as of 21 July 2026.

The calculation is direct: current rent × coefficient. For 2026, a €900 rent becomes €920.16, because 900 × 1.0224 = 920.16.

What is the maximum rent increase in 2026?
For contracts that follow the annual legal coefficient, the 2026 coefficient is 1.0224, meaning a 2.24% increase. The contract may contain a different written clause; if it does, read that before applying this calculation.
Does the rent rise automatically?
Do not assume so. If the contract has no different regime, the landlord may update the rent annually, but must notify the tenant in writing of the coefficient applied and the new rent at least 30 days in advance.
When can the first update be made?
The first update can only be required one year after the lease starts. Later updates can be required successively one year after the previous update.
What if the landlord missed previous years?
Article 1077 says missed coefficients may be applied in later years as long as no more than three years have passed since the date they could first have been used. That may require a cumulative calculation and a contract review; this tool calculates one coefficient at a time.
Is the 2027 coefficient available?
Not as of 21 July 2026. Under article 24 of the NRAU, the notice with the coefficient must be published in Diário da República by 30 October each year. Until then, we do not invent a 2027 value.
Does this apply to every lease?
Not necessarily. Old leases, social rent, controlled rent, municipal regimes or specific contract clauses may follow different rules. This calculator covers the common annual update when the published legal coefficient applies.
