How this works

An energy certificate has an official part, paid for SCE registration, and a market-priced part, charged by the qualified expert. This page helps you separate the two before asking for quotes or listing the property.

  1. 1
Separate the official fee from the expert fee
The registration and issuing fee is fixed in the Energy Certification System (SCE) and has IVA. The qualified expert charges a market fee for the visit, data collection and issuing work; that part is not set by ADENE. That is why the tool shows the official fee and keeps the expert fee as an editable field.
  2. 2
    Choose the typology or area
For housing, the official fee changes by typology: T0/T1, T2/T3, T4/T5 or T6+. For commerce and services, it changes by useful floor area: up to 250 m², 250-500 m², 500-5,000 m² or over 5,000 m².
  3. 3
    Apply the regional IVA rate
The simulator defaults to mainland Portugal, with 23% IVA. You can switch to Madeira (22%) or the Azores (16%) to calculate the IVA on the SCE fee and, if you choose, on the expert fee you entered.
  4. 4
    Calculate validity by certificate situation
The common rule is 10 years for housing and small commerce/services buildings. Large commerce/services buildings have shorter periods in some cases: 8, 3 or 1 year. The expiry date shown by the tool is a calendar aid; the certificate issued by the SCE is the document that prevails.

Frequently asked

How much does an energy certificate cost in Portugal?
There are two parts. The official SCE fee is €28, €40.50, €55 or €65 for housing, depending on typology, and €135 to €950 for commerce/services, depending on area; IVA is added. The qualified expert’s fee is a market price and varies with the property, location, urgency and available documents.
How long is an energy certificate valid?
For housing and small commerce/services buildings, the normal validity is 10 years. Large commerce/services buildings have 8 years for a normal certificate, 3 years for the first certificate after construction or major renovation, or 1 year if required system maintenance or periodic technical inspection is missing. Shell-and-core buildings are valid for 1 year and pre-certificates for 10 years.
Do I need an energy certificate to sell or rent?
Yes, as a general rule. The certificate should exist when the property is placed on the market and the energy class should appear in listings. There are legal exemptions for certain buildings, but do not treat a sale or rental as exempt without checking with the SCE or the expert.
Who issues the energy certificate?
Only a qualified expert recognised in the SCE can issue the certificate. The owner chooses the expert, provides property documents, receives the visit and the expert registers the certificate on the SCE platform.
Is this calculator’s amount the mandatory final price?
No. The SCE fee is official, but the expert’s professional fee is free. Use the estimate to understand the fixed part and compare quotes: ask whether the price includes IVA, travel, floor plans or missing documents.
Does the energy class affect taxes or support schemes?
It may influence public schemes, credit, property value and renovation recommendations, but this simulator only calculates the certificate cost and validity. For benefits, exemptions or applications, check the rules of the specific scheme.
